Fixer-upper home inspection reports – Why is it valuable?

Fixer-upper home inspection reports – Why is it valuable?

You are now investing your hard earned money on a fixer-upper home because you think it will save you money plus the thrill of giving a house a make over gives you satisfaction once it is finished being renovated. You have chosen a nice location. You have found the right fixer-upper home that you think will sell at a reasonable price. But you are missing out on something – a home inspection.

Most of the time sellers of fixer-upper homes won’t be able to give you a written home inspection report because obviously the house is most likely to be in bad shape. If this is the case, it is important that you don’t do the inspection yourself, you need to hire a professional home inspector.

Why is a home inspection important when what you are buying is a fixer-upper home? Of course the house isn’t in top condition. Why spend on professional inspection costs when you won’t be able to negotiate the seller to a lower price when you find problems to be fixed because they are selling it “as-is”?

Fixer-upper homes are of course “fixers”. Most of the time there are many things to be changed. How will you know what needs to be fixed when you don’t know what the problem is? This is where the importance of home inspection becomes apparent.

Professional home inspectors will find problems that the home buyers won’t notice. These professionals will do a more detailed and systematic inspection on the house and this includes electrical system like wiring and electric panel, indoor condition of the house like windows, doors, flooring, walls, the exterior condition of the house like lanais, garage and decks, plumbing and drainage.

Not only will a professional inspection of the fixer-upper home help you identify what the major problems of the house are, it will also help in minimizing risks and problems. Like if a house has major cracks in it that are invisible to the home buyers, this may be a major hazard and may cause the entire house to collapse in the future. Faulty electrical wiring that the home buyers took no notice of can also be dangerous and may cause short circuits.

If you are going to purchase and renovate a fixer-upper home, you don’t want to have any problems and difficulties. You want everything to be smooth and flawless without worrying about anything. So have your fixer-upper home inspected.

Cats Make Great Pets If You Understand Them

May 29th, 2007

Anyone wanting a new kitten should be a cat lover. Let’s face it, folks, cats are just different from dogs. Cats do not usually perform any special tricks, and they certainly do not guard your possessions while you are away. In fact, the only thing you can be guaranteed of by having a cat is that a mouse won’t last long if they creep into your home.

Cats are loved by many because of their independence. Cats have a life, so to speak. Most cats do not follow you around the home with their tongues hanging out of their mouths waiting on your attention. While they do love their owners fiercely, cats will not grovel like a dog and worship and fawn over their owners. Cats are perfectly content simply being themselves–and they do not seem to need constant reassurance, unlike canines.

This does not mean cats do not need love and affection, it simply means cats are not “fragile” characters. In fact, cats exude a self assurance which can often be misunderstood as aloofness or coldness. Yet, cats are far from aloof or unfeeling. They feel deeply and love deeply. If a cat comes to sit on your lap, you know you are truly loved.

Anytime the family thinks about bringing a new pet into the home, it is exciting. Cats are a favorite of many because as kittens they are so entertaining to watch. Cats have a mind all of their own and only a true cat lover can even claim to understand the psyche of a feline. Cats are mysterious animals, which is part of the draw to them. While cats have been brought into the home, their instincts still remain. Cats adopt their owners and will even go out and provide “dinner.” Many cat owners have stepped out on the stoop to find a dead mouse, opossum, or mole waiting for them. Now, that is love and loyalty!

If you are planning to bring a cat into your home, you should look at it as a life long commitment. Cats can live fifteen years and beyond. You should also understand that as cats mature, they will often sleep and laze around the home. If you are wanting a cat to entertain you throughout her life, you should seriously think about whether a cat is the pet for you. Kittens are very entertaining and young cats are always curious and open for a challenge. However, older cats aren’t easily excitable and usually prefer to watch the antics in the home from a distance.

When you have made the decision to bring a new cat into your home, you will have to decide between a domestic or purebred cat. If you choose to go with a purebred cat, you can be guaranteed of size and appearance, and possibly temperament. There are more than 40 breeds to choose from, so do your homework. You will want to research the grooming requirements of the breed you are considering, along with the general disposition of the breed.

Domestic cats come in all colors and shapes. When you look at any cat, there are some things you should consider. For instance, while all cats are fairly in proportion to each other, there are some cats which are more lanky and lean than others. These cats will be the ones who may be more interested in running and exploration. The chunkier, heavier cat will probably be more laid back and not get into too big a hurry about anything. You have a choice between a domestic long hair or domestic short hair cat.

Breastfeeding and Chocolate

May 29th, 2007

The first step towards making breastfeeding successful is to make the decision before having a baby and this is the best time to start learning about breastfeeding and ensuring that it’s the right decision for you. Breastfeeding is good for new mothers as well as for their babies in a number of different ways and whilst many people believe it’s simply a social or lifestyle choice this is simply not the case.

Breastfeeding is the completely natural way to feed your baby, and certainly nothing to be ashamed over. One of the greatest advantages of breastfeeding is that it’s convenient and with it being a supply and demand process you produce enough for the feeds that you are giving.

By breastfeeding your child you give them vital immune system nutrients and the longer that you can breastfeed for the better the chances they will be healthier. For mom there are real benefits too, such as being a natural way to help reduce post partum weight

You’re bound to get loads of advice from friends and family and there are obviously tons of pages of advice readily available on the internet for any questions that you may have. One that seems to be repeated everywhere is what you can and can’t eat and part of this subject revolves around most women’s favorite - chocolate!

Chocolate contains caffeine and caffeine is passed from mother to child when nursing. If you have an excessive caffeine intake (by gorging on chocolate for example) you can pass on higher levels of caffeine. Some babies can become colicky or have gas or an upset tummy as a result.

There are many different foods and drinks that people recommend that you don’t consume whilst breastfeeding but there is no reason at all why you shouldn’t eat chocolate, in moderation.

You have to appreciate that you and your baby are unique so don’t try and fit a mould too much. Obviously there’s always comfort in knowing that your experiences are not entirely unique. The best thing that you can do, along with a million other things, is to keep a food diary and note your baby’s behavior. If you do this for a 4-week period then you should be able to note any problems and identify if certain foods or drink affect your baby and you can adjust accordingly.

A good idea would be to give this responsibility to dad, if applicable, as this will involve him in the feeding process and help establish his worth during what is an extremely close time for mother and baby, in short preventing him from feeling left out.

Just In…The Perfect Way To Keep Your Valuables Safe

May 29th, 2007

“The best place to hide anything is in plain sight!”

“What”, do you say? You’re pulling our legs, aren’t you?” “Just what do you mean, in plain site? Wouldn’t that make it easier for robbers and thieves to find my valuables?”

Not really, let me explain.

In plain site is not where robbers and thieves to expect to find hidden valuables, and if you hide your valuables in a diversion safe in plain site, it’s like a cloaking device. Robbers and thieves will not likely find your valuables.

Diversion safes, also known as hidden safes, are the perfect place in which to hide your valuables. The Chicago Crime Commission, in a report made public, stated that a burglar spends an average of only 8 minutes in the victim’s home. They are looking for easy items they can grab and then exit within a very short time frame.

So, put the odds in your court with hidden safes. With a hidden safe or a diversion safe, you can increase your odds of keeping your valuables and treasured items protected! Simply hide your valuables inside the diversion safe made from an otherwise ordinary household object and put it in its rightful place. No one will notice they are there. A regular object placed in a conspicuous location, does not look out of place and can and does fool burglars.

How do diversion safes or hidden safes work? The diversion safes disguised as such things as genuine personal care items, genuine well-known household products and genuine food containers. Examples of these are a soup can safe, wall outlet, saltshaker, salad dressing jar, book, candle, flowerpot diversion safe, beer and soda safe, etc. Some diversion safes also come in different product names and different brands. They are constructed to be indistinguishable from the genuine product and are weighted to feel full. They look and feel like the real products, right down to the bar codes.

These hidden safes, once spread about your home, make it much harder to keep your valuables or money from being found by burglars and even friends and relatives who may have sticky fingers.

One of the biggest benefits of these safes is cost. The use of hidden safes in recommended hiding spots is an inexpensive alternative to the more highly priced safes you can buy for a whole bunch more money. Prices generally range from $8.95 to $39.00, which are way less than most conventional fireproof safes. Determined burglars can easily remove very heavy safes, even ones bolted down to the floor.

Diversion Safes are a unique home-security product.

Help yourself and not the burglar; hide your valuables and treasured items in plain sight!

Back-Linking Strategies

May 29th, 2007

It’s no secret that getting other websites to link to yours (reciprocal linking) is an important part of your website development and Search Engine Optimization. Steady, strategic link building can help you, not only maintaining your website traffic, but also increase it significantly as well.

However, when adding backlinks to your website be aware of a few things. It’s about quality, not just quantity. Having thousands of random websites pointing a link to you might not always be a good thing. If your link comes from a page with hundreds of links on it, the search engines may deem it a link farm and it will not help you at all, and may even harm you in some cases.

Search engines prefer a link to your website from a website where the page content is relevant to yours. For instance, if you have a website that mainly promotes Health and Beauty Products, you do not want to have a link from a website about Cultivating Orchids in the Amazon. Your link will not likely be seen as relevant to the visitor of the Orchid Society and search engines will also view this linking as non-relevant. Non-relevant links may not hurt you in any way, but they will also not be an effective use of ‘real estate’, in that they will not be considered as important as relevant links.

On the dark side, if you are linked to sites that send spam, are scams, or use black hat techniques, the search engines may ‘paint you with the same brush’, and/or realize you must not know who exactly you are linked with. It is best therefore, to check who your link partners are by visiting the sites to be sure they are what they say they are. Of course it would be difficult to know everything about them, but just try to see the obvious. If you are not doing indiscriminate (massive) linking, it may be a benefit to actually look them up by “Googling” them and just see if there are any negative comments. At the very least, just make sure if it says ‘BabyToys.com’ that it isn’t actually redirected to SeedyTimes.com.

You can get backlinks to your website using a number of different methods: Writing product reviews that allow you to post your URL; Writing articles and submitting them with your website link in your resource box; Submitting your website to directories; Submitting your website to classified ad sites; Posting in forums with your website URL in your signature; Responding to blog postings in niche forums; Ask for a link exchange with other relevant websites personally (ideal).

Building steady and strategic backlinks to your website can benefit you in a number of ways, in particular: Get your website indexed and crawled by search engines; Increase your overall search engine position for keywords or phrases due to higher PR; Increase your visitors from strategic placement of your website link; Possibly also increase brand awareness for your name or business name.

If done properly, building backlinks can greatly increase your website traffic . Just do a little at a time and you may be surprised with the results over a short period of time. There are even companies and software programs out there that will help you build your backlinks if you have the luxury of an operating budget for your business. Start getting backlinks to your website today!

8 Basic Ways of Preventing Deforestation

May 29th, 2007

There have been so many discussions on the effects of deforestation in our environment. These effects range from alarming to catastrophic. We have read newspaper headlines that show the wreckage that natural disasters have done. Flashfloods have not only damaged millions of properties all over the globe but it has also collected lives. Landslides have done the same. These two are the results of nature’s balance that has been disturbed—they are the effects of deforestation.

Deforestation is the act of converting patches of forests to become areas of residence or industry. More and more businessmen are pushing through forests to obtain more land. Environment is sacrificed in exchange for profit. And this is a highly disturbing fact.

As an individual or as a part of the global community, you can do something to help prevent deforestation. Maybe you can’t fight off illegal loggers with your bear hands but with some basic ways, you can make a difference—no matter how small. Here’s a list:

1. If deforestation is a negative event, then a positive event should take place to counter its effects—reforestation. Plant trees and begin doing this in your yard. Trees give off oxygen that is essential for human existence and they, in turn, capture the carbon dioxide that humans and animals exhale. Trees also help in containing water in its roots. With this simple act, you are able to prevent soil erosion, which is the root cause of landslides!
2. Use recycled items such as books or pad paper, toilet paper, even shopping bags. If you can, do not waste any of these products so that no new raw material would be required to replace them.
3. If you are a farmer (or if you know someone who works as a farmer), try to rotate your crops. Instead of using a different portion of land each year, why not use the same portion with different crops? This practice also helps in maintaining the fertility of the soil. With the rotation of crops, not only is there a variety on the harvest each year, there is also the possibility of keeping that portion of land for as long as you can.
4. Cut down only the mature trees. Do not kill baby trees. And for every tree that is lost, plant another one as a replacement.
5. Join environmental awareness groups that would help you be an advocate of reforestation. In Washington, specifically in the Washington Middle School, there was a group of students that established a service-learning project. In their project, they asked a penny from each person. They explained that this money would help in buying acres of the rainforest in Amazon. Once this pushes through, no deforestation could take place in that purchased area.
6. There is a report that in Indonesia and Malaysia, more and more trees are cut down to produce palm oil. This massive destruction in the forests of both countries resulted into the loss of habitat for the native orangutans. With the loss of more trees, more animals become homeless. You can’t help prevent this altogether but you can limit your consumption of products that contain palm oil such as breads, chocolates, and even some cosmetics such as shampoo, soap or toothpaste. As to your food consumption, you can begin a diet of roasted or boiled foods instead of frying them.
7. Instead of using firewood, use coals to heat up your fireplaces during the winter season. Remember that it takes only a few hours to consume the firewood but it would take years to grow a single tree. Think twice before purchasing firewood again.
8. Support the laws or programs that were made to protect the forests and to stop any form of deforestation. Programs such as the Tropical Forestry Action Plan have done a major difference on the way deforestation is looked at today. This program spearheaded the discussion of tropical deforestation.

It is imperative to know that there is no such thing as a small, insignificant act when it comes to defeating deforestation. No matter how small your deed maybe, the important thing there is ‘every act can make a difference’. Deforestation can be prevented and you can be an active force in achieving that.

Six Tips on How to Recognize Any Internet Scam

May 29th, 2007

About a month ago I published an article on how to avoid home based business scams. We have also done the research and my website cited at the end of this article presents home based online opportunities, that have been thoroughly research in terms of their legitimacy. Nevertheless, in spite of these efforts and the efforts of others, the internet continues to be bombarded with false opportunities that convey false hope to so many, who truly want to start and succeed in their own home based business.

So, I have decided to provide some additional tips and information that can assist you in recognizing most Internet scams.

All of us know instinctively that all those too good to be true solicitation e-mails and ads you see in the margins of high traffic websites for making thousands of dollars a week with no effort through a home based internet business can’t be for real. Yet there are still thousands upon thousands of people every year whose dreams of easy cash, early retirement and free living override their common sense and encourage them to invest in these home business scams. That’s why we’re offering a few simple tips for avoiding home business scams that can ultimately save you a lot of money, not to mention heartache and frustration.

The most obvious way to avoid home business scams is to do your homework. For every home business scam floating around out there in cyberspace, there is someone who’s tried it and ended up bitter and disgruntled when they never received the tens of thousands of dollars in easy money they were promised. There are entire websites and blogs dedicated to exposing these fraudulent home business opportunities and providing tips for avoiding home business scams like it so that no one else ends up getting ripped off by crappy snake oil that doesn’t really work. So when one of these promising opportunities comes through your inbox and you get that little urge inside to give it a try, do a Google search for a few of the key phrases or the main concept and see what others who have already paid the entry fee to try it have to say about the opportunity. Try to look for testimonials on third party objective websites. It’s not a good idea to believe the testimonials on the websites of the opportunities themselves.

There are a multitude of resources all over the Internet that list which opportunities are scams and which ones have real income potential.

Here are six tips to recognize any scam. One needs to run through this checklist every time they consider an endeavor. These are things you will want to avoid.

1. Any deal you do not completely understand. The big print might make absolute sense or get your attention. It is the fine print that will be the determining factor though. If you actually read the fine print you might be losing more than gaining. The more important your deal the more important it is for you to read and understand the terms. Ask multiple questions and get legal help if need be.
2. Any deal requiring multitudes of money up front. Don’t spend all at once. Make sure you will get what you pay for. You want to be sure that the golden egg in that basket is real before the scammer has your cash.
3. Any deal you are asked to do in a hurry or under the pressure of time. Time should not be important when making a business deal. Both parties will want to be sure they know exactly what they are getting into. If someone is trying to rush you in making up you mind it is because they don’t want to give you time to realize it is a scam.
4. Any deals with people or companies you have never heard of or know. The best reference is that if you have no clue whom you are dealing with you shouldn’t find out. Let people know that you will be checking out their business and background. This will keep them from being able to lie to you. Make sure you follow through and find out all you can.
5. Any deal that you are being manipulated or schmoozed into. If some one is trying to bully you, charm you to death, or anything else. Make sure to tell them you know what they are doing and walk away.
6. Any deal set up to look like a pyramid scheme. These scams are made to look like legitimate MLM and network marketing business but are illegal. The earlier people in the plan get paid with money taken from the new people. These companies have you spend thousands of dollars up front and claim you will be raking in the money in weeks.

Truly the best of the best tips for avoiding home business scams we can offer is to listen to the little voice inside you. If that voice is telling you the scam’s promises are too good to be true, then listen to that voice, because it’s probably entirely correct!

Remember, most people would love to get rich quick. Some people do get rich quick, but not many. Most of us will become financially independent over a period of time and after much sacrifice and hard work. The good news here is that you can be successful in your legitimate home-based business. It is not a question of if you will, just when.

So if the opportunity that comes to you sounds to good to be true, then it probably is. Follow these tips and you will avoid the scams.

Warm regards,

Kenny Anderson

Know Parking

May 29th, 2007

Parking lots provide a vital service, but they also pose significant risk to their patrons. Any person male or female walking alone in a parking lot is potential prey for assault and other crime. Parking lots are often dark and unsecured making them the perfect hangout for thugs, muggers and other would be criminals. Like most people you probably stroll through the parking lot without giving a second thought to safety. You casually walk with a cell phone to your ear totally unaware of your surroundings. When you enter a parking lot you become a subject of interest to all creeps that make parking lots their haven. You read about it all the time, someone being attacked or abducted in a parking lot. Criminals hate work, they always take the easiest road. You are chosen because you look like a good victim. Always be aware of the much vulnerability in parking lots and protect yourself at all times.

When possible, wear shoes and clothing that will not hinder an escape. Sneakers are best; shoes with low heels are your second best bet. Be suspicious of people approaching you in a parking lot, especially if you are alone. Criminals sometimes approach you in an innocent fashion by asking for a cigarette or the time to test your reaction. You do not have time for lengthy analysis, the best thing to do is promptly decline any questions and move on your way. If you get an uneasy feeling its probably for good reason and you should quickly leave the area. If you find you cannot leave immediately, making a loud noise is an effective way to scare off criminals. Always walk purposefully and look confident. Assertive body language can help prevent an attack. Do not slouch, keep your head up and look as though you would cause uproar if bothered.

When approaching your vehicle take quick notice of the area around the cars near yours. Perpetrators maybe parked nearby waiting for you. Take note of cars parked and running near yours a criminal could be preparing for a quick crime and a fast get away. Also look under your car from a distance a criminal might use this area to initiate a surprise attack. Another good idea is taking a glance in your back seat before you get inside your vehicle. All these measures will help you, but if you get caught off guard, law enforcement agencies suggest keeping mugger money of ten or fifteen dollars in your wallet or purse to satisfy money hungry thieves. Remember, you can choose to take precautions and make yourself safer.

If you park in a lighted area your chances of becoming a victim are reduced. Also keep your house keys separate from your car keys. No matter what your circumstances are you should never ever leave your kids or keys inside the vehicle. Always lock your car doors, even before buckling up, when driving and parked. Some people do not like corner parking spaces for fear of damage to their vehicle, but most of the time it is free from other vehicles on at least one side. This provides the necessary visibility to make sure your approach is safe. You do not have to park in the next county, just leave enough clearance to get a good visual. They seem like common sense but violation of these simple rules brings people in contact with the criminal element everyday.

Although sometimes a poor indicator, the type of car you park next to may offer a clue to who is in your surroundings. A good practice is to avoid parking next to vans; pick ups and other large vehicles. These large vehicles can hide your car and make it more difficult for others to observe someone breaking into your automobile. They can also provide a great hiding place for thieves or attackers. Parking decks are also full of bad surprises. We often visit a large establishment with a separate parking deck and we are always mindful of the employees talking about all the bad things that happen. However we never hear about them taking extra safety precautions. Most of them have cell phones, which are great for reporting after the fact, but it is of little use the moment a crime is being committed against you. When it comes to defending yourself you have two choices, you can make excuses or you can defend yourself but cannot do both.

Stress Management in the Workplace

May 29th, 2007

There is no doubt that stressis one on of the leading factors in illness and absenteeism among employees.Besides lowering a person’s immune response, stress makes us want to avoidwhatever is causing it. If there is stress at work, workers who feel mildly offwill feel even worse and resist coming to work. This costs many hours ofproductivity, especially when key personnel or production workers are absent—infact, it’s estimated that $300 billion is lost on stress-caused illnesses andabsenteeism.

A workplace that supportsstress management through workplace wellness programs not only helps theiremployees to handle pressure better and stay healthier during times of stress,it also sends a message that their company cares about them. This providesemotional support as well as physical support for fighting the effects ofstress.

How a Workplace WellnessProgram Can Help

When your employees arestressed, very likely there is one primary cause and several secondary causes. For instance, a worker may suffer stress due to poor interpersonalrelationships with other workers and problems communicating. Addressing stresswill help the worker feel better and regain connections to other workers, thereby reducing the stress in those areas.

Although a workplace wellnessprogram can’t de-stress everything a worker faces—like layoffs, cutbacks, firings, etc.—it can help with the physical effects of stress and help theworker cope when getting the pink slip. A healthy employee will have enoughenergy to move on and find another job but the unhealthy employee may suffer evenmore physical maladies from stress and plunge into depression. An employee whois watching others get fired or laid off will always be thinking, “When amI going to get the axe?”

There are several steps you cantake to reduce job stress.

Get a clear job description to avoidmiscommunications that cause stress, and to make sure you are doing taskswithin your sphere of responsibility only.

Get a new job. While this is not always an idealsolution, sometimes it’s the only one—a workplace wellness program will helpwith the stress of this change.

Find supportive agencies and programs to help youeither deal with the stress—such as the workplace wellness program—or find anew position. Isolation is destructive.

Change positions within the company. Perhaps yourtraining is not in the field where you are working, or you are being asked by asupervisor to do things far outside work hours and described responsibilities. If you like the company you work for but hate your job, this may be the answer.

See if your company has an employee assistanceprogram, which is sometimes part of a workplace wellness program, if there arelayoffs and firings going on around you. If so, use these services even if youhave been told you will remain at the company—things change daily in thebusiness world.

How Women Can Handle Their Depression

May 29th, 2007

Some people have a difficult time in managing their depression. Sometimes, their depression and fears can get best of them. As a result, here is a short list of techniques that a woman can use to help manage her depression.

One of the ways to manage your depression is to challenge your negative thinking with positive statements and realistic thinking. When encountering thoughts that make your fearful or depressed, challenge those thoughts by asking yourself questions that will maintain objectivity and common sense. For example, your afraid that if you do not get that job promotion then you will be stuck at your job forever. This depresses you, however your thinking in this situation is unrealistic. The fact of the matter is that there all are kinds of jobs available and just because you do not get this job promotion does not mean that you will never get one. In addition, people change jobs all the time, and you always have that option of going elsewhere if you are unhappy at your present location.

Some people get depressed and have a difficult time getting out of bed in the mornings. When this happens, a person should take a deep breath and try to find something to do to get their mind off of the problem. A person could take a walk, listen to some music, read the newspaper or do an activity that will give them a fresh perspective on things. Doing something will get your mind off of the problem and give you confidence to do other things.

Sometimes, we can get depressed over a task that we will have to perform in the near future. When this happens, visualize yourself doing the task in your mind. For instance, you and your team have to play in the championship volleyball game in front of a large group of people in the next few days. Before the big day comes, imagine yourself playing the game in your mind. Imagine that your playing in front of a large audience. By playing the game in your mind, you will be better prepared to perform for real when the time comes. Self-Visualization is a great way to reduce the fear and stress of a coming situation.

Another technique that is very helpful is to have a small notebook of positive statements that make us feel good. Whenever you come across an affirmation that makes you feel good, write it down in a small notebook that you can carry around with you in your pocket. Whenever you feel depressed, open up your small notebook and read those statements.

Take advantage of the help that is available around you. If possible, talk to a professional who can help you manage your fears and anxieties. They will be able to provide you with additional advice and insights on how to deal with your current problem. By talking to a professional, a person will be helping themselves in the long run because they will become better able to deal with their problems in the future. Managing your fears and anxieties takes practice. The more you practice, the better you will become.

The techniques that I have just covered are some basic ways to manage your depression, however your best bet is to get some help from a professional.
